
Log House Settlement: A Natural Process We Design For

A log house is different from a conventional building. Its walls are made from solid timber - a natural material that continues to respond to its environment long after the house has been built. One of the most important characteristics of a real log house is settlement.
Over time, log walls gradually become slightly lower. This is completely natural. It is not a construction defect, nor is it something that should be prevented. The important question is not whether a log house will settle. The important question is whether the house has been designed for it.
At KM Building, settlement is considered from the very beginning of every project.
Why do log walls settle?
Wood is a living, hygroscopic material. It absorbs and releases moisture depending on the surrounding conditions. Even properly dried construction timber contains moisture. Once a log house is assembled and begins experiencing normal indoor heating, changing seasons and variations in humidity, the timber continues to dry and stabilise.
As this happens, the logs shrink slightly across their grain. At the same time, the weight of the roof and upper structures compresses the horizontal log joints. Small movements accumulate over the height of the wall, creating what we call settlement. The individual movement of one log may be small. Across an entire wall, however, it becomes something that must be taken seriously.
A log house needs room to move
This is where designing a log house becomes very different from designing a conventional timber-frame building. Some elements of the house settle. Others do not.
A vertical timber post, for example, behaves differently from a wall made from horizontally stacked logs. Windows and doors should not simply be rigidly connected to the surrounding log structure. Internal partition walls, stairs, chimneys, cabinets, technical installations and other fixed elements all need to be considered carefully.
If these different movements are ignored, the settling logs can begin transferring loads to elements that were never intended to carry them.
That can lead to doors becoming difficult to open, windows being placed under unnecessary pressure, gaps appearing where they shouldn't or structural components carrying unintended loads.
This is why settlement needs to be designed into the house rather than dealt with afterwards.
We think about settlement before the first log is cut
When we design a KM Building log house, we already know that the structure will change slightly during its first years. So we give it the ability to do exactly that.
Depending on the particular detail, this can include settlement allowances above windows and doors, sliding connections, adjustable supports beneath vertical posts, carefully designed junctions between log and timber-frame structures and appropriate solutions around stairs, kitchens and technical installations.
These details are rarely the things that attract attention in a finished mountain cabin. And that is precisely the point. Good construction details quietly do their job in the background. You may never notice the movement of the building because the house was designed to accommodate it from day one.
Settlement doesn't happen overnight
The largest changes generally occur during the early life of a log house as the timber adjusts to its new environment. But timber does not suddenly become an inert material afterwards. A log house continues to respond subtly to seasonal changes in temperature and humidity. Winter heating can create very dry indoor conditions, while other seasons bring higher humidity.
This natural movement is part of building with solid timber. It is also one of the reasons why experience matters. A beautiful architectural drawing is only the beginning. Behind it must be an understanding of how the building will behave one year, five years and many years after it has been assembled.
Designing with wood, rather than fighting it
There is something special about living in a house built from massive timber.
You see the structure. You touch it. You notice the grain, knots and subtle variations from one log to another. The walls themselves create much of the character of the interior. But choosing a natural material also means respecting the way that material behaves.
We don't expect timber to behave like concrete or steel. Instead, we design connections and details that allow the wood to move naturally without compromising the functionality of the house. That philosophy has been part of KM Building's work since we began producing log houses in 1999.
After more than 230 cabins, many of them exposed to demanding Scandinavian mountain climates, we have learned that the smallest construction details can have a significant influence on how a house performs over decades.
Log walls settling is natural. Designing for that movement is craftsmanship. And when it is done properly, the house is free to behave exactly as solid timber should - naturally, gradually and beautifully.
